This course provides a comprehensive overview of Georgia mortgage laws, focusing on disclosure, advertising, licensing, record-keeping, and compliance requirements under the Georgia Residential Mortgage Act (GRMA). Participants will learn about mandatory disclosures and foreclosure warnings, as well as advertising regulations to prevent misleading marketing. The course covers branch operations, licensing requirements, and the responsibilities of mortgage loan originators (MLOs), including continuing education and temporary authority provisions. Additionally, it examines mortgage servicing standards, loss mitigation protections, and borrower rights. Record-keeping and reporting obligations, along with associated fines and penalties for non-compliance, are also detailed. By the end of this course, participants will understand how to navigate Georgia’s regulatory framework, maintain compliance, and avoid legal repercussions.
